Be sure to view the image galleries of the property: Exterior and Gardens Gallery 2324 Lone Oak Ln Vista CA 92084 currently offered for sale at $850,000.00 Check out the real estate link . . . This 2468 sq. ft. house was built in 1982. The house and fenced property encompass a 2.4-acre site in the unincorporated part of San Diego County, in the Buena Creek area, between the two cities of Vista and San Marcos. Lone Oak Ln. is a private lane, owned and maintained by the owners of the lane (your percentage specifically is the square footage to the centerline where your property meets the lane). This very private single story ranch style home has freshly painted wood siding. Post and pier construction give great access to under the house for maintenance. The house is set way back from the street in a simply stunning garden setting, full of fragrant and secondary delights on a gentle rolling site. The property has two separate entries. This makes for an easy lot split if desired. The present owners, Tom Piergrossi and Andy Maycen are well known in the San Diego horticulture community and at large from their monthly TV gardening show on CTN a local cable network. They have decided to move out of state, so this magnificent unique property is available to buy. An opportunity to purchase such a property with such extensive masterful landscaping is rarely offered. The property has been run as a base of operations for a landscape company and wholesale nursery growing rare and unusual plants that are well adapted for the area. The nursery has been liquidated, but the infrastructure still exists. (Greenhouses and such – see more below). The site would also make a great horse property. Andy, an expert aviculturist, raised rare Pheasants and Laughing Thrushes here as well. The 5000 sq. ft. of galvanized wire aviaries are in excellent condition with a 4’ wide safety isle down the center of the 1000-foot long structure. There are no birds on the property at present time. The aviaries could be used to raise chickens for fresh eggs, or many other animal raising ventures. They could also be converted to other usable structures. (See the very permissive zoning laws below) Sited in a rural part of northern in San Diego County, surrounded by other large properties, zoning in the area is minimum ˝ acre (Rural Residential 1). A small bridge that goes over the Buena Creek accesses the secluded neighborhood. Mountains surround the pastoral setting. Over 200 acres of undeveloped land begins just east, at the end of the lane. San Marcos has undergone massive redevelopment and Vista is in the early stages of redevelopment. The corridor along South Santa Fe Ave. between Vista and San Marcos is scheduled for road improvements in the coming years, whenever the county has funding. The lanes will be increased from two lanes to four. This will include connecting Buena Creek Rd to Sycamore and eliminating Robelini Dr. at the new Sprinter Station. This station provides new mass transit between Escondido & Oceanside, which in turn connects south to The Coaster, which runs along the coast to downtown San Diego and north Amtrak takes you to L.A. and points farther north. Custom gates invite you into the front garden, brick walkways and patios, with custom inlay work, direct you to the front door, which is accessed by a bridge over the 35’ formal pond. These entry patios provide a respite in a colorful tropical setting under two magnificent weeping elms, that have been laced out artistically allowing light and air, yet still providing shade and a cooling affect. The style of the house could be described as casual country ranch. The feeling is very relaxed and homey. The house is surrounded by beautiful gardens. The property holds over 3000 different taxa of plants. (Detailed in an extensive database, which is available). There are over 52 different varieties of fruit trees [ Click Here to View Fruit Tree Collection ], enough to supply the local farmers market. The gardens also contain many other significant collections, including Bromeliads (over 150), Salvias (150), many Palms (40), clumping Bamboos (35) and succulents, Roses (26), Australian and South African plants. There is also a large southwest native garden including a family of owls, which provide organic rodent control. The gardens are laid out in separate rooms in a naturalistic fashion. The gardens are integrated as opposed to formal. The big difference there is in the maintenance. Naturalistic garden require much less work. There are about 25 different gardens on the property, each requires about one day per year to maintain. The reason for the little time required to maintain these gardens is proper plant selection and spacing. Trees and shrubs are the dominant plants selections, always a slower and lower maintenance choice. The mixed plantings encourage birds and beneficial insects into the garden that keep insect damage to a minimum. We now use integrated pest management using minimal and the least toxic pesticides. Plant selection ensures little or no disease problems. The gardens are mulched annually, using free tree trimmings from local arborists, up to 100 yards. Mulch can also be purchased from local companies like Agri-service at about 10/yd. A three-inch layer of mulch in the garden cuts the water bill in half, insulates the soil, eliminates weeding in the beds, and encourages natural microbial activity in the soil, which promotes strong plants, and the natural slow decomposition that naturally feeds the plants. Little or no fertilizes are required. There are many mature trees on the property, including two large Elms in the front garden, and numerous drought tolerant Olive trees and native Oaks about the property, providing natures air-conditioning. A certified arborist and member of the Professional Tree Care Association have pruned the mature trees on the property annually. Water is provided by the Vista Irrigation District, plantings are well adapted for San Diego’s dry climate requiring minimal watering, average water bill for the garden run about $100.00 - $150.00 per month, long term saving could be realized by putting in a well, cost has been estimated at about 15 thousand (Joe Saine Drilling 760-749-0701). Property’s irrigation is fully automated. The property has high-speed cable, a propane tank, sewer, trash pick up, direct mail delivery, and underground electrical, phone and cable hook up. New propane heated 50 gal water heater, forced air furnace (new in 2006), and updated electrical all around. It has three bedrooms and two bathrooms (one has a shower only). There is new Beech laminate flooring throughout the house. The spacious country style kitchen has 340 sq.ft. has charming tile counter surfaces and a new tile floor. The freshly painted cream cabinets have new hardware; the new white appliances include a refrigerator, stove (electric, but there is an stub for propane), oven (propane) and dishwasher. A freestanding island has an overhang for additional seating. There is lots of storage and outlets. Three windows have stunningly beautiful views into the garden. A door (with a doggie door) leads to a deck with a view of the back yard and access to the front yard and garage. The front yard is fenced separately form the rest of the property for pets safety. The whole property is rabbit proofed. The remodeled master has 410 sq. ft. of living space. The beech laminate flooring matches the three freestanding closets and dresser, which are included with the house. A pair of French doors leads to a private deck where you are encompassed in an old olive tree, and another French door to a smaller deck that overlooks a running steam, fountain and garden. All the doors to the outside have privacy blinds in the glass, and the openings are also equipped with hide away screens to let in the cool breezes at night if so desired. The new 81 sq. ft. tiled master bath has double sinks, new quiet exhaust fan, an etched glass door, a corner Jacuzzi tub and shower combination, a water conservation toilet, with numerous outlets for modern conveniences including cable for TV. The newly remodeled main bath is 64 sq. ft. It is tiled floor to ceiling, with a 3/8” enclosed glass shower. In addition to the handheld showerhead, it also has an overhead rain spray head. All new sink and toilet. The sink is a modern glass bowl on top of a wooded vanity. Room has lots of lighting and new quiet exhaust fan. The 300 sq. ft. second bedroom is currently used as an office with a separate entry with a private patio outside that door. Views from the large picture window are of the front garden with a great visuals and sounds from the entry pond. This rooms shares access to the main bathroom. The flooring consists of 12” square vinyl tiles with a playful color pattern, the floor is easy to clean and extremely durable. The smaller third bedroom is 130 sqft with an outer sitting room of 120 sq. ft.; both rooms have Saltillo tiles with a decorative pattern in the center of the sitting room, which could be used as a library. Bedroom has a small closet. Views are into the back garden and surrounding hills. The secondary living room of 340 sq.ft. has a wood burning fireplace and is currently used as a multimedia room with an eight-foot wide pull down screen and projector (to be used with a DVD playing computer) and surround sound. There is an attic, for added storage, accessible from a pull down staircase in the bedroom; there is also an attic space above the kitchen, accessible from the roof. The garage is connected to the main structure by a roof overhang, but is a separate structure. Overall it has 480 sq.ft, enough for two cars. In the back of the structure is a 200 sq. ft. fully insulated room with no windows. This was designed for a climate controlled room for incubating birds and plant tissue culture, but is an excellent space for easy extra storage. The room has lots of shelving and poles for hanging clothes. The garage has been fully upgraded electrically to handle 20 amp fuses, handy for power hungry tools. Extra fuses and wires have been run for an addition structure in the back yard (a shed was to be built by the aviaries) A new automated garage door was just installed in 2007 and separate single door entry at the front A 350 sq.ft. Barn is a separate building east of the main structure, which is not included in square footage figures of the home. The building had a new roof in 2001, but is probably getting near its end of usefulness in the next ten years. Still, it is waterproof and has been used to store landscape equipment and nursery supplies. Originally it was designed as a horse barn. A laundry room is located in the center of the house with a washer & drier (gas, 220 electrical available behind unit), included with the house. An electrical sub panel provides easy access. The room also provides storage & has a washtub sink, and stores the water heater. The garage is the only structure with an old roof, which is still in fair shape Zoning:
Extra tiles and paint are in the garage. Note: there are enough tiles to do the entire kitchen if someone wanted to remodel the space. As the owners are moving out of state, many of the household items may be purchased as well. Most the furniture and electronics will be sold pending the house selling, if not before. A full list will be forthcoming. Gardens: There are several local landscape maintenance professions who know the property well and could be hired to do the maintenance, or teach the new owner the process. One or two days per month should be sufficient. Their names can be requested. |
